Most agents who stop selling never actually decide to give up the license. They just stop paying for it. Board dues come around, the MLS bill lands, and the license that took months to earn starts costing thousands a year for no return.

Most referral fees are lost because nothing was signed before closing. Fill in a short form and we prepare the agreement and send it out for signature. That paperwork is the difference between a fee and a favor.
If you decide to sell again, you are already with a brokerage that knows you. Moving from referral to active status is a conversation, not a license transfer.
